Dear landlord,
Bankruptcy check is a one time thing, therefore at any point of time we check and if no record found, it simply means at that point of time, the person is no a bankrupt but may become 1 sometime in future which is something we cannot foresee and take actions on.
I have handled a similar case just last year where tenant was evicted from the premises based on proper legal proceedings taken.
We are only able to screen tenants and make judgement based on their profession and background, and I make it a point to understand my tenant's background before introducing them to landlord which I am representing, for example, I have on multiple occasions sound off the alert when profile of tenants who made offer is questionable to landlord for their consideration, instead of encouraging my landlord to accept the offer that comes along because I want to close that case.
I believe in ongoing relationship with my landlord that even if I am not the one who secures the tenant this time round, there is still future opportunity to work together when the tenant moves out instead of closing the deal immediate and no more future collaborations.
