My current HDB is 18 years old. I am considering should I go for BTO ( which I already got the Q no for selecting a unit in mature estate or should I invest for a condo . how much down payment for condo ? as my CPF left not much and do not want to pay upfront cash . I can obtain 80 percent loan for 15 years.

Hi,

Which option will fit your retirement goals better? Do note that if you go for the BTO, you have to sell away your current hdb as well as pay a resale levy for the BTO when it is ready for key collection.

For 2nd property purchase (say condo), since you can get 80% , I presume you have fully paid up your hdb. Cash downpayment will be minimum 5%. Do note that ABSD of 7% will also apply if you are SC.

Good evening,

I will like to share with you that I did have a seller who sold his HDB with a negative sale and on top of that, he has to pay resale levy. He regretted he never meet me earlier so he didnt have to suffer so much loss.

In regards to private property purchase, if you are eligible for max 80% bank loan, your downpayment will be 5% cash and 15% CPF OA funds.

Btw please be mindful of these cooling measures if you intend to hold onto the HDB after MOP and invest in a second property.

1) you will be subject to 7% additional buyer's stamp duty
2) if you have outstanding loan, your max loan is 50% thus your downpayment will be 50%.
3) if you have utilised CPF in your current HDB, you have to set aside half of minimum sum $80.5k in your CPF OA + SA first before you can use the excess OA funds in this purchase.

Perhaps I need to find out from you to advise you what're the options.

I am afraid I will need more information from you before I can advise you appropriately. You should have a comprehensive financial plan drafted out first before you can weigh your options.

If it makes financial sense, then you should always upgrade ie to sell your current HDB and purchase a condo. This is because a condo has got greater potential of capital appreciation as compared to a HDB. You can also look at Executive Condo options if you are eligible as they are a good choice as well.
