My BTO flat Boon Lay View reach to a selling point when I can sold my flat for 5 years.
If I were to get nearby HBD 550,000 (I.e.) am I able to sold my BTO Flat for the same price?; does I still need to top up cash? If I upgrade or downgrade?

I remember getting this flat is $317,420 HDB 4room BTO. I believe the market now $550,000

Thought of getting a flat near my in-law place. Still have further grant?

Hi,

Thanks for your enquiry. It is not necessary to sell at the same price if your sale proceeds (cash+CPF) and attainable loan is able to cover the purchase price and stamp duties of the next property fully. Happy to do a detailed calculation of the numbers so you know how much to plan with. May I know if you still have any outstanding home loan?

You will be able to enjoy the proximity housing grant of 20k if your next purchased hdb flat is within 4km of your in laws. I have recently sold a 4-room BTO MOP unit at Taman Jurong and am still in touch with buyers who are choosing between that cluster and boon lay view. Have also helped various home owners to smoothly transit to their next place.

You mentioned your existing HDB is a BTO, therefore most likely you are only eligible to get proximity housing grant if we manage to get a replacement unit near your in law's place.

You're now eligible to sell the flat, and move onto your next flat, be it upgrade or downgrade. If your Timeline is planned rightly, you can use the sale proceeds from your current flat for your next purchase. You may not need to fork out extra Cash from your existing savings.

Most importantly, as you're doing selling and buying together, I believe you will also want to avoid the hassle of having to shift house more than once during this transition period.

You will no longer enjoy any grants for a resale flat as your BTO flat is considered a subsidized housing.

Hi,

1) Your assumption is correct as 4-rm HDB flat in Boon Lay view past transactions are around $525k~$545k depending on which block, level you are occupying.
2) If you are selling at the market rate you will not need to top up your CPF funds if the sale proceeds are not able to match your utilized CPF funds.
3) You are not eligible for any grants other than the proximity grant on your next resale HDB flat.
