Quoting what is stated in the CEA (the regulatory body for real estate agents):
Your property agent is responsible for safeguarding your
interests in a property transaction. He should assist you in
the following ways:
• Advise you on your eligibility to rent out or rent a
property/room
• Arrange for property viewings
• Provide help and advice to you throughout the
rental transaction
• Represent you in negotiations with interested
prospective parties
• Promptly forward to you all offers or expressions of
interest from interested parties or their property agents
• Assist you to enter into a binding agreement and
explain all relevant forms and documents to you

Their duty typically ends once the apartment has been handed over to the tenant, but I do understand that most agents follow up with any issues throughout the entire tenure on a goodwill basis. I have recently assisted my landlord to arrange for contractor to look into tenant's feedback on leaking kitchen sink to the cabinet causing the wood to rot and other issues where this tenancy is into its 3rd year, just to quote 1 incident of the follow up services I have undertaken.
Should premature termination of lease clause be absent from the tenancy agreement signed, landlord should discuss with the outgoing tenant the compensation terms for terminating the lease prematurely, and reserve the rights to take legal actions against the tenant.
The commission for renting an apartment is half a month of rental fees for every 12 months lease or part thereof. GST is applicable on this amount.
