Yes, Evergreen Park is one of the best deals in the northeast area with psf of around $800.
Personally, I have been staying in Hougang for the past 27 years and I must agree that what you have described is correct. Walking distance to the Hougang MRT station takes between 10 to 15mins by walking through the HDB blocks and the environment is very quiet. If you drive, it is located conveniently near the entrance of KPE so getting to the city, Vivocity, Tampines, and Changi Airport is a breeze.
Evergreen Park TOPed in 1999 and it may be out of the radar of quite a number of buyers as it is more than 10 years old already and Hougang has always been an under-rated town due to political reasons (just my personal opinion).
Another reason why the price is low may be due to the lack of a good shopping mall (with a cinema) at Hougang Central. However, there are news saying that there may be a new mall springing up at one of the open fields beside the MRT station.
I have been to Evergreen Park many times as my friend is staying there in a 3-bedroom unit and I must say the living room is very spacious (you will not be able to find such a living room in new projects). Their unit is 1,248 sqft and located on a high floor and I heard that they are looking to sell it off at $1m. If you are interested, please feel free to give me a call and we can discuss further.
