Im looking to migrate at the end of the year. Im currently owning a 4 room bto that has only recently MOP (few weeks ago). Im planning to sell the current house and buy a smaller resale house (and rent out) while waiting to receive citizenship. Is this the best way to go about in terms of financial since i will not be able to get the cpf money before receiving other citizenship?

Good afternoon Sir/ Mdm,

Most of them there is no absolute right or wrong in regards to property purchase.

If you wish to stay invested, I might have better options for you.

By the way, there's no issue in renting out private but if you decide to purchase a resale 3RM flat, you cant rent it out because 5 years MOP not fulfilled and you will require to seek approval to rent out during MOP.

Do you mean selling off the HDB and purchase a resale private apartment?

In fact, even if you were to receive your new citizenship, you may still opt to stay invested in Singapore, therefore subjective to your existing funds allocation, you can opt not to utilise your CPF funds for your next purchase if you intend to encash the CPF funds should you have sufficient proceeds generated from your HDB sales.

Do you mean you plan to purchase the resale HDB before you receive another country's citizenship? In any case, a fresh 5 years of MOP has to be fulfilled before you can fully rent out the whole HDB unit.

The best way depends on your objectives. May I know if you are you looking to maximize the capital appreciation potential or to stay vested in Singapore property for regular rental income?

Hi,

I understand you're planning to migrate and give up your Singapore Citizenship.

If you wish to stay vested in Singapore, you could purchase a private condo after you sold your HDB flat. If you purchase before giving up your Citizenship, you will be able to save on ABSD.

You are not advised to purchase another HDB resale flat, because,
1) you will need to fulfill the 5-year MOP before you can rent out the whole unit.
2) you will need to dispose off the HDB flat upon giving up of the Citizenship, and you may incur SSD should you be forced to sell it within 3 years.

Good afternoon!

It would be best to sell your HDB and invest in a private property which you can rent out long term, and then sell once it has achieved a good % of profit.

It is not advisable for you to buy another HDB as an investment as you will have to fulfill the 5 year MOP before you can rent out the whole unit. Furthermore, HDB won't gain you much profit as compared to if you invest in the right private property.

Dear Sir/Mdm,

It is a wise move to sell your current BTO and use the sales proceed and CPF refunded to invest in a smaller house to rent out for income.

You may wish to fully utilise your CPF since you are not able to withdraw your CPF yet and free up all the cash from the sale.
