What is the general advice on this, and what do you reckon is the discount factor for the risk on the "soon to TOP" projects?

In general, these projects will usually sell at great discounts, however, these are usually leftover units and in general may face issue with reselling it as so called negative aspects like low floor, poor facing maybe associated with such units.
That said, since you have already purchased the unit with discount your margin for sale may not be affected.
