Usually I will advise my landlord to factor this maintenance fee into the rental asking. Usually tenant is not comfortable paying this and they expect landlord to do it. So a way to go about is get a higher rental rate which is inclusive of maintenance fee. Landlord will still have the control over his property to ensure a good maintenance work with his own approved contractor for the pool.
