I am concerned on you acting on your own for the sale assignment, simply because you do not have that knowledge of the transaction whether tax is applicable or not. Are you sure you are able to handle the rest of the procedures? A real estate transaction is easily in excess of $200k in price for HDB and easily into millions for private homes, and the consequence can be drastic if you do not know the processes well enough as prospective purchasers can take legal actions for compensations if the transaction fails due to your responsibility.
I do understand that the commission involved can be a concern or even a bad experience dealing with agent can be a result of why you have decided to take on this transaction on your own, however, i strongly encourage you to speak to a few professionals before making any decision.
