The $894psf you have quoted was basically for a unit that was transacted 3 years back in 2011. No doubt that we are seeing a price softening in the real estate sector, but we have not totally gone soft. For owner who have purchased their unit more than 3 years back, they are probably very comfortable where they are financially therefore to sell at price transacted 3 years ago is almost remote. As a real estate consultant, my advise to genuine home buyers will be not to look into shortchanging the seller and of course not yourself as a buyer. As long as prices are within bank indicative valuation and recent transactions around the vicinity, it is a worthwhile purchase if it is well within your affordability.
