i wanna check that a resales unit is around $353K , but if after the otp valuation came out is $335K total how much do i need to fork out cash ? my OA is ard $50k & mine partner is ard $70k. and also i staying near parent still have the additonal 20k grant . kindly advise me

Hi,

This works out to be $18k COV. If you're taking a bank loan, you will need another minimum 5% Cash, which works out to be $16,750. Total Cash outlay would then be a minimum of $34,750.

If you're unable to qualify for a loan amount after deducting your OA and Grant, you will need to top up extra Cash too.

1)
Selling price = $353k
Valuation = $335k (-)
COV (in cash only) = $18k

2) Buyer stamp duty = $5,190 (can be in CPF if sufficient)
3) Down payment = 10% (HDB loan) = $35.5k (can be in CPF if sufficient)
4) Legal fees + mortgage stamp duty = $1,800 (can be in CPF if sufficient), assuming using HDB legal service.
4) Assuming the following:
(a) Both of you are SC or SC+SPR. There is no ABSD involved.
(b) You are taking an HDB loan for this.

5) Funds available; CPF OA = $50k + $70k = $120k. Proximity grant = $20k.
6) I wonder why you are not eligible for a family grant if you are married or intend to marry couples.
7) Nevertheless, you have total funds of $120k + $20k = $140k
8) So you only need a loan of $335K - $133k. Monthly mortgage at an interest rate of 2.6% assume with a 25yrs tenure = $916.41
