I sold my pte apt, bought a HDB resale flat and we, husband and wife (both 63 years old, retired) want to include our son (31 yo, single) in the name.
Q1. Is it true we cannot get a loan from HDB because we own pte property?
Q2. We intend to take a loan of up to 150K so that mthly repayment thru our son's cpf (salary 4K mthly) without paying cash. Is this possible?
Q3. Our son has about 50K in cpf ordinary account. Can this be used to pay towards the initial HDB payment?

Hi Mr. Ong,

Its possible to include his name for the HDB, but you have to apply that with the HDB Branch. As for HDB loan, the gross monthly household income cannot exceed 12k/month and all the owners cannot have taken HDB loan more than 2 times in their lifetime. These are the main eligibility conditions.

If they are fulfilled, based on the numbers shared, it shouldn't be an issue for the 150k hdb loan. Only the owners can use their OA to service or fund the flat, hence once your son name is included, his CPF OA can be used.

Alternatively, you might want to consider down-sizing so the retirement plan is more secure. If and when your son is settling down in the future, if he intends to get his own place, his name will also need to be withdrawn eventually, where the current same issue will arise as well.

I'll try to my fullest to get you a satisfactory answer:
You may include any member in HDB as owner, as long as all initial owners agreed.

(1) You mentioned "sold", so there is no reason why you are not grant HDB loan. The other consideration is why aren't you consider bank loan?
(2) With a salary of $4k, the CPF contribution to ordinary account is 20% which is $800. Loan amt of $150k, if repayment period is 20yrs, the monthly repayment is $803. 21 yrs replayment period is $774.
(3) Yes, all money in ordinary account can be use to reduce loan quantum.

    Thanks CK for your answers. We sold our pte apt and completion is in Nov 2017. We bought a HDB and completion in Jan 2018. Ha, maybe because of this timing, we cannot qualify for HDB loan. Right?

If you can fully pay for your HDB resale flat from the sales proceeds of your private property, I would strongly suggest you do so. By including your son's name into the HDB will have implications to his future plans.
