I’m an unemployed SC married to foreigner (annual income > $300k). We are keen to buy a resale HDB flat. Am I able to get a loan (both HDB and bank) if we pledge collateral? Using my name as the main applicant, will I be eligible for any HDB grants?

Good morning n,

Hope you understand that only owner can take up loan if you intend to buy a resale HDB under non citizen spouse scheme. As you dont have income at the moment, you might want to use pledging (place certain amount of funds in bank for 4 years) or unpledging (show them more funds) with bank in order to get a loan.

If you are first timer, you will be eligible to housing grants if eligibility conditions are met.

By the way, have both of you consider about private housing segment? Both of you are eligible to take up a bank loan based on hubby's income and no additional buyer's stamp duty will be payable as this is your matrimonial home.

Hi,

1) Only the owner's active income will be considered in a home loan.
2) Since your spouse is a foreigner, his/her income cannot be used to apply for a home loan because he/she cannot be an owner of an HDB flat.
3) You are entitled to an HDB loan since you're an SC, but HDB will not be able to release any loan since you are unemployed.
4) Under your situation since you & your spouse have collaterals to pledge, may be it is more feasible for you to consider an EC exceed 10yrs which is eligible for a foreigner to own.

Hi,

Yes, it is possible for you to secure a loan, if you can pledge a collateral with the Bank. You will however not be eligible for CPF Housing Grant, as your monthly household income has exceeded the ceiling of $14k for HDB resale flats. The only Grant you could get is Proximity Housing Grant if you purchase a flat that is within 4km to your parents' place of residence.

In my opinion, if you have the collateral to pledge with the Bank, wouldn't it make sense that you go for a private purchase instead? With your spouse income, you will be able to comfortably afford to purchase a condo. Do take note that as you're a Singapore Citizen, you are not liable for ABSD if you purchase the property as your first matrimonial home.
