Hi,

1) Both the bank and HDB are using the same calculation method to determine your loan amount. Thus you will not get a higher loan amount even applying for a mortgage loan from the bank.
2) Since your combined income had dropped you should be able to get a higher EHG from the govt. Your EHG is not tied together with the HDB loan, it is considered separately.
3) Therefore it is not necessary to get a loan from the HDB to receive the EHG.
4) In your situation, HLE is still a better option compared to a bank loan. You should already be aware that you could still get up to 80% LTV from the HDB compared to 75% LTV from the banks.
5) You are also able to use CPF for all the 20% downpayment using an HLE. Whereas if using a bank loan you will need to cough out another 5% cash + 20% CPF for the 25% downpayment when using a bank loan.

EHG is not tied to what loan you take therefore depending on the household income bracket, your EHG amount maybe increased. You are still able to take up bank loan, but the calculations or assessment considerations are the same as HDB loan. In fact you will need to cough up more cash up front for bank loan.
