I have fully paid off my current HDB resale property and have met the MOP.
If I would like to buy a 1-2 bedder Condo as a 2nd property for own stay as of now and also keep the HDB, how much upfront do I have to pay for financing for the condo and what's the financing portion like (20/80?)

Hi LC,

Based on the info shared, you would be able to qualify for 2nd residential loan up to a maximum loan-to-value ratio of 75%. Do note ABSD of 12% applies if its singaporean purchasing 2nd residential property, hence downpayment + stamp duties will amount to approx 40% of purchase price.

For simple illustration, 2nd residential property using 1st outstanding residential loan,

5% cash
20% cpf OA
75% max LTV

3%+12% approx BSD + ABSD + legal fees

so total 5%+20%+3%+12% approx 40% for downpayment + stamp duties.

With regards to your enquiry, it would depend whether you're looking at a New Launch (BUC) Condo, or a Private Resale Condo. Financing terms will be different depending on which options are you looking at.

You will also have to consider the 12% Additional Buyer's Stamp Duty if you are intending to keep your HDB.

Dear LC,

For your case, you will be able to take a maximum of 75% loan for your 2nd property. The balance 25% will consist of 5% cash and 20% CPF. If you have used CPF for your 1st property, there will be restrictions on using the CPF for the 2nd property too.

Other costs you may need to take note is the Additional Buyer Stamp Duty of 12% as a Singaporean.

Since you have fully paid off your loan , you would be eligible for a bank loan of up to 75% LTV(Loan To Value Ratio) & the balance amount of 5% paid in cash & 20% CPF or cash.

Additionally as you mentioned that you would like to keep the HDB then ABSD of 12% is applicable

As it will be your first mortgage, you will be able to get up to 75% financing, subjected to TDSR requirements.

This means that you will only need to fork out min 25% as downpayment (min 5% Cash). Do take note that BSD and ABSD (for second residential property) applies.
