I have following two questions.

1. I found the buyer for my property - apartment in the condo. estate, thereafter I want the service of agent to follow up with the paper work, ( I will nominate the lawyer myself if needle. ) Pls advise where can find this type of service.

2.I want to advertise and sell my condominium apartment in property guru, pls advise the procedures and what charges I have to pay ?

Dear Sir/Mdm,

For your first question, you can probably search on PropertyGuru platform to see if you can find any agents that you feel you are comfortable with to settle this. Alternatively I may also be able to recommend someone to you if you want. Of course if you already know any lawyer, maybe the lawyer can even guide you on how to fill the Option to Purchase for your buyer.

For your second question, in order to advertise in PropertyGuru, you will need to be an agent before you can advertise. Actually it is really not bad to engage the services of an agent to assist you in the sale of your property. As the whole sale process is really not just about advertising and getting an offer and issuing the paperwork. I often tell my team that a real estate transaction is never about bricks and mortar but it's really all about the people. And when people are involved, many a times, things can be complicated and hence our role is really not as simple as it seems. If you are ok, maybe we can meet up just for a coffee and we can have a chat about it. No obligations at all. :)

Just to share a little on myself. I have been in the industry for 10 years. Over the years, I have served many clients and many are my friends now. Dear sir/madam,

You need not engage the services of an agent with paperwork for the sale of your condo apartment. What you need to do is to engage a conveyancing lawyer and pay the conveyancing lawyer to do up the sales contract with your buyer.

I have explained earlier in my response to other consumers with similar intentions like you where they are planning for DIY sale.

A property put up for sale does not mean it can be done purely by putting up an advertisement. That is only 1 of the earlier step involved in marketing a property for sale or even rental. A successful property transaction often involves the salesperson knowledge which includes domain, area and product knowledge, such that prospective buyers can be convinced to put in a better offer. It also includes leveraging on existing network, which is why I am able to transact multiple units with only 1 or 2 viewings, and the existing network takes months if not years to establish which is something not money can buy.

Most importantly, advertisement put up to attract buyers requires upfront payment, therefore the marketing costs before you have a secured offer within your acceptance can be quite substantial, and these are costs that you pay without assurance that a purchaser can be found, while you only need to pay the appointed agent only after a successful transaction is done.

Well you may perhaps have a bad experience dealing with agents, why not give others a chance to speak to you and exchange with you what we are able to do for you, while we work out a mutually beneficial solution?

If you have located a buyer for your property then your conveyancing lawyer will be able to assist you with the paperwork and you will not need an agent.

For advertising on propertyguru, only agent who has a propertyguru account will be able to advertise. For buyer and seller, they will not be able to do so.
