Well, the zoning of residential / institutional means you can either use it as a regular residential unit now, i.e. rent it out or live in it as usual; or you can use it as an institutional development.
Do note that if your unit is now a residential unit, it does not automatically mean you can simply rent/sell it out to an institution. Change of use is still required. Schools does fall into the category of institution, other examples are, community center, aged homes, recreational club, library. etc etc.
As for the residential portion, it means if you sell your property, there could be absd payable for your buyer, especially if you currently use it as residential unit.
