I have a existing hdb flat and I've bought a EC. Other than the loan I took from the bank (say $500k) I've also a bridging loan (say $100k) with the bank to make up the shortfall.

My qn is I need the cpf from the sales of my current hdb flat to pay for the shortfall. What if I can't sell off my hdb flat in time for that to happen and the bank can't disbursed the loan when req by the developer. Will the developer imposed a penalty for late collection of keys just because I can't sell off my current flat and make payment to them (I'm in defer payment scheme) ?? Thanks in advance.

Hi,

Yes if the bank cannot disburse the monies in time when its called upon by the Developer, they have the right to charge for late interest payment. You need to secure a buyer within 6 months before key collection to EC.

Its will be good to start marketing the place early if your unit is in a location with many competitors. I have done similar sales with urgent timelines before and will be glad to assist.

Yes, bank will impose a penalty charge if you can't disburse the CPF on time.

With the current resale market situation, it really depends on the time frame to sell your existing HDB unit.

I understand you might have a concern on "where should I stay after the sale of your HDB".

Hi, as per what my other colleagues had shared, you may want to make plans to start marketing your HDB unit so as to avoid the bank penalty charges. As the market is on a down trend, it would also take a longer than usual period to have it sold.

> Noted. To be eligible for a bridging loan, the bank will require an option to purchase. For this, this implies proper workout timeline eg. how soon is the keys expected to be collected and where will you be staying when flat is sold. I will usually address such personal concerns before the best timeline is worked on together with the owners.
