i have a 3 rm flat bought at around 178k. outstanding bal 123k. someone same blk sell it around 290k. i intent to upgrade to a bigger house. i saw and interested in this particular house 520k. please advice.

Dear sir/madam,

It is heartening that you have already dwell into the numbers in terms of your existing outstanding loan and the probable selling price of your unit.

The next step will be to look into your loan matters, whether the numbers are substantial to consider the purchase based on the particular house you have shortlisted, with the proceeds you can generate out from the sale of existing flat.

In addition, for consideration of resale, it is not only the last transactions within the vicinity that matters, but how many has been sold over a period of time, how many other similar units are there in the vicinity available for sale and what are the prices they are calling for, that will have direct effect to your sales plan.

I have recently concluded a transaction of 3 room flat in Bukit Batok, and went through the exact process of looking to all the above statistics and have it sold in just about 2 months from marketing.

I believe the same principles of considerations when putting up a unit for sale should benefit all potential sellers such that they can make the most informed decisions moving forward.
