I currently live in 5 BR in Joo Seng Road. I am currently in dilemma whether I should sell my house and upgrade to a condo. I have been told I should wait longer as the prices might rise because of the nearby Bidadari development. I want to find out if that will be the case and I should wait.

I understand where you are coming from, it is a delicate situation you as the home owner find yourself in. The nearby Bidadari developments are in public awareness and may have already been priced in for current resale flats in the vicinity. Perhaps we could discuss further and get more inputs so to make better recommendations?

Hi Mr Chris,

Important verification to be made: Who indicated to you that price may rise because of Bidadari development in the next few years?

This is a process which we termed it as speculating. I am not saying it will not appreciate over time with the progress of development in Bidadari, however, it is not a certainty too, given the vast supply in pipeline that can erode your pricing. Market value is one thing, for example, in Marine Parade estate, point block units are still transacting at relatively high prices in excess of $900k despite the age. Many times, we deem this as a market value, however, if we examine closer on the situation, there is an average of about 2 units sold each month, and a check on PropertyGuru, we can easily find that there are more than 50 units up on market looking out for buyers.

What can this be translated to? A market value does not necessarily mean it will be transacted at that value. Therefore if your plan is to restructure the existing portfolio and upgrade to a better lifestyle in private residential, if you have already done your sums and calculations necessary and determine that you are currently in a good position to do so, I'd highly encourage you to make your move and not speculate. Sure, if price does appreciate, this piece of advise will seem like a bad advise, however, you probably need to also understand that you have upgraded your lifestyle over the period of time too and I am quite certain that the next home you will be purchasing does also have their appreciation potential which you do not lose out in practical terms too.

Instead of speculating, you are actually in control of the situation as you will be able to make adjustments as market sentiments shifts. This is why I always encourage my clients to make their move 1 day earlier than 1 day later as we do not know what will come tomorrow, but only do so if you have done necessary calculations to understand the implications financially for such a move.

Hi Chris

Looking through the blocks of HDB flats in Joo Seng Road, there are mainly 2 groups, those with a balance least of 60+ years and those with a lease of fewer than 60 years.

It is in my opinion that as the tenure of the flat is nearing the expiry of the lease, its value will deteriorate.

Hi Chris,

One important factor you have to look into. If your HDB appreciates $100k, the condo you're planning to upgrade to, will more than likely to appreciate in excess of $200k.

This will mean that, although you made $100k for your HDB flat, you will be paying as much as $200k to $500k more for the same condo that you're upgrading to.

In my opinion, this is considered one of the best times to do a property portfolio restructure, be it if you're upgrading or downgrading.
