I bought a 3 room flat in 2003 with hdb. And sold it 5 years later after I divorce. (I have no children) Currently I wanted to purchase a 3 room flat for my own with hdb but can't. Hence I decided to purchase at open market with bank loan. Can anyone advise what are the actual cost involve so that I can have better planning.

- estimate how much can i loan from the bank?
- how many percent for agent? Gst 7% included?
- does the COV still apply?
- how much is the stamp duty? Can deduct through cpf?
- How much is the legal fee? Can I deduct through cpf?
- any housing grant?
- I remembered during that time I sold my flat, the officer told me that I have to top up an amount (Split 50% each between my ex and me), is that a grant or what?
- is there any cap for withdrawing from cpf OA?
- Any other amount involved?
- if I have about 20k plus cash, am I able to purchase a 3 room hdb flat?
