I am turning 35 soon. Single, S'pore citizen. Earning $2700/month no bonus no extras. I am looking to purchase a 4-room flat with a budget of $400K. I can afford the 20% downpayment but i want to take a bank/hdb loan for the remaining 80% at max tenur. Is this possible with my current income?

Good morning buyer,

based on your age, you are only able to take up a max loan tenure of 30 years.

To find out how much loan you can take, I can either ask my banker to contact you to advise you on your in principle approval if not, you can apply for home loan eligibility (HLE).

Based in the information provided, you may qualify for up to 45% or around $180k loan due to MSR restriction. Hence, for a $400k property you would have to prepare at least $235k in cash and/or CPF to cover stamp duty, lawyer's fee, agent's fee, valuation fee and miscellaneous. Do consult a banker for IPA or HDB for HLE before making any commitment.

You may like to know that there are CPF Housing Grant for Singles of up to $20,000 for first timer.
