Pasir Ris is quite big an area hence the figures that will be stated varies.
Estimated valuation ranges from $520k to $600k with COV asking of $65k to $90K, depending on your unit's facing, condition, actual location and ethnic restriction.

Hi Syed,

For the past 1 year, only 2 EAs at Pasir Ris Drive 1 were transacted.

Apr 2011: Blk 535, 145sqm, low floor, $610k.
Jun 2011: Blk 535, 145sqm, high floor, $768k.

EA tends to command higher COV due to the availability.

Estimated valuation is >$600k and for COV, should be looking at >$60k. Of course, this depends on facing, condition and level of your unit.

Our information provided here will also be likely to be easily accessible by yourself through HDB's website. The question here will likely be what is your target price to sell considering your purchased price, outstanding loan and any other fees required to be deducted from the intended proceeds out from this sale? Do you think that your target price is achievable? I can rave about how high your COV and all can be but ultimately if it fails to meet your selling objective, it will also be pointless.
