I am seller of HDB flat. i have currently engaged an agent to sell my flat. One of my friend has shown interest in buying my flat. Can we proceed with the transaction without involving the agent as this buyer was sourced through our direct contact.
What are the related consequences?

Morning,

That would depends whether you have signed any exclusive with the agent. If you did, you will still need to pay the agent commission, whatever the matter will be. Anyway, I believe it's always good to have the agent to help you with the paperwork and procedure and sort.

Dear owner,

If you had signed an exclusive agreement with your agent, try talking to him or her to see if he/she is agreeable for you to proceed in selling to your friend and you pay them a token of amount for their service and let the agent assist you in all paperworks.

But let me first put a note of caution that when you are dealing with friends, it will be difficult to negotiate for a better price to sell and should there be any issues with the sale in future, the friendship maybe affected considerably. Engagingthe agent may set you back by a few thousand of dollars for their commission but I believe that you'll get good value for the amount of work they put in and prices achieve.
