I am residing at 5I bishan flat..v gd location and lots of ameneties - banks/24hr clinic 24hrs coffeshop/ 24hr mart.. May i know what is the price now.. and the COV.. thot of buying private apartment (not condo) what is the criteria of buying that.. my age and hubby50/50. Yr advice pls..thx

Hi Aida,

Bishan area has all the while been popular among buyers due to the excellent location. I have recently transacted a unit in St 21 with only the 1st viewing.

To know more about the estimated pricing, perhaps you may wish to let me know more about the location and level of unit. It will be great if we can fix up an appointment such that I can assess the unit myself to give a better estimate.

Firstly, we need to know what size apartment you are looking at.

Secoondly, we need to know your current value. Your current CPF OA, cash at hand, investment (if you intend to touch them) and how much profit you can get by selling)
The current valuation for 5 room in Bishan ranges from $550k to $665k. This is dependent on your unit's actual location, level, area size, facing and condition. COV asking ranges from $55k to $85k.

Thirdly, we need to work on your loan eligibility and liquidity. Although bank can loan you up to max of 75y/o, I would advice that my buyers do not take loan more than the age of 60 to 65.

Lastly, we need to know if you are buying first or selling first or can we do both concurrently.

The valuation of 5 room flats in Bishan is around $560k up, cov $40k up. That will also depends on the condition of your unit, level and facing.

Before you start selling, it is best to get an agent to work out the finances with you.

HDB resale market is facing a supply crunch, thus COV is coming up. A flat in bishan, and as you mentioned in a v good location, should be able to command a high COV.

I need to know the exact location before can estimate the valuation and COV.

From your enquiry, you are looking to upgrade to a private apartment. I think the first step is to work out the financial calculations. Also, do you intend to take a mortgage loan? If yes, then need to find out how much the bank can loan you since both you and hubby already 50 years old.

I think it will be best we can sit down and work out all the details. With a clearer picture in mind, then you can proceed to upgrade.
