Evening Mrs Lim,

If you can only hand over your unit in Jan 2012, I would assume that you will have new lodging by then.
To sell now, with such long notice, it will affect the price that you will be able to fetch. Although market is good now, buyers are more willing to pay, if they can get their unit upon completion.
Depending on your location and housing condition, it would be good to start marketing somewhere in Sept.
I would normally recommend engaging an agent that you trust and feel comfortable with, so that they can comprehend your needs and requirements. The agent can also ensure that your interest is well taken care of.
