Hi,

1) All Tax collection authorities in the world function the same, they will try to collect taxes as high as possible.
2) ABSD on 1st property purchase for SPR is 5%, FR is 20%. So when buying together IRAS will collect the higher rate which is 20%. Apart from the buyer stamp duty of ~3% for property equals to and less than S$1M and ~4% for property more than S$1M.
3) Yes, in order to get a house loan. Submitting 3 months Payslips is the minimum requirement for the bank to verify whether you are able to pay them promptly.
4) Over in Singapore, all banks are using TDSR to assess your loan amount. Maximum up to 75% LTV.
5) You will have to prepare a down payment of 25% for any purchase.
6) Legal fees are around $2.5k.

Hope the above answer to your main concerns, but if there are more query, please feel free to contact me at 90110636  , or email: ling.ck7@gmail.com if more information is needed.

Dear Sir/Mdm,

If you use your income as loan assessment, you will need to be one of the owners and therefore the higher ABSD rates of 20% will apply although you are buying with your spouse who is a SPR.

Please feel free to contact me so that I can understand your situation better and advise you on how to best structure the purchase.

Good evening Sir,

Sorry to inform you that the higher ABSD rate will be imposed on your purchase, your 20% vs 5% for your SPR wife.

"If a property is jointly purchased by buyers of different profiles, the profile with the highest ABSD rate will apply on the entire value purchased."

But having said that if you are a foreigner from these countries, you will be accorded the same treatment as Singaporean.

1. Nationals and Permanent Residents of Iceland, Liechtenstein, Norway or Switzerland.

2. Nationals of the United States of America

As for loan assessment, you will be able to obtain a housing loan based on your income. But out of curiosity, how come you never consider to include your wife's income (if any) in the loan assessment?

Hope my sharing helps in aiding in your enquiry. May I know how can I value add further in your property needs?
