I am currently the sole owner of a HDB 5 rm flat. I bought the flat when i was 35yr old (single). Ive got married this year but do not want to include my wife's name into my flat as i want to rend out my hdb unit and purchase a private condo under her name to avoid incurring absd.
Her income is not high and i am concern that she might not be qualify for high loan. Is there any method that i could be her gurantor for her to push up the loan amount that she is eligible?
Any suggestion from property agent? I might need an agent to rent out my hdb unit and get a private condo if it is feasible.

Congrats on your new milestone. Unfortunately, being a guarantor means you have to be a borrower and owner of the private property, which means ABSD will be incurred. Such an arrangement is no longer feasible.

Perhaps I could understand the figures more before proposing the optimal solution to proceed? Off the head have something in mind I can propose.

Your plan is a good one in terms of property growth. However, the restriction is on the fact that it is harder to get a good loan amount if the condo is under your wife name. However, i might have a suggestion which should be able to help you.

Dear Jason,

Unfortunately, under the current rules and regulations, you have to be one of the owners to be able to use your income to secure the loan and therefore your wife will need to use her income to support the loan.

However, if you have extra funds, you can pledge it to increase the amount of loan she is eligible for. Please feel free to contact me so that I can understand your full situation before providing you with further advice and suggestions.
