Good afternoon,

Yes it appears the sale proceeds and CPF to be refunded after the sale will be able to cover the purchase price and stamp duties, hence no loan required. Buying hdb first is possible but you will be required to sell the condo within 6 months after key collection, hence it may compromise the selling price since there is some constraint in the timeline.

From your question, it seems you have already worked out the finances in general for the sale of your condo and subsequent purchase of a resale HDB, however, due to the requirement of a smooth transition without interim housing, it seems that you will need to sell your existing place first with a rent back clause to execute the purchase of resale HDB without the need to utilise any bridging loan in between the transition.

Dear Sir/Mdm,

If your objective is to minimise the cash outlay for the purchase of the HDB, then you will need to sell your condo first before you buy the HDB. You cant "contra" the sale and purchase but we can time the purchase completion appointment to be one month after the sale appointment so that you can use both your sale proceeds and CPF to fully pay off the HDB purchase.
