I am currently a single owning a condo, and my partner has purchased a resale HDB flat under the singles scheme.

A) What will happen if we get married? Would either one be forced to let go of their property? Would we have to pay extra stamp duty?

B) What if we have children and wish to upgrade to a bigger HDB flat? Would it be possible or limited by time restrictions?

Hi,

Has your partner's HDB reached 5 years of MOP? If so, and as long as your name is not added into the hdb ownership, should be able to keep your individual properties as its all acquired prior to marriage.

If you guys like to purchase a bigger flat, you will be required to purchase together as a married entity and both properties would have to be sold within 6 months.

May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

Hi,

1) Since both of your properties are bought before marriage. You are able to keep it after marriage.
2) However, when you upgrade to a bigger HDB resale flat in the future both of your properties will have to sell off within 6 months upon key collection.
3) Because under the current HDB policy none of the owners or occupiers is allowed to keep their private or HDB flat.
4) If you wish to apply for BTO, then you will have to plan earlier.
5) This is because you have a wait-out period of 30 months after selling your private property before being eligible for the BTO.

Hi,

Nothing will happen to your properties after your marriage. Nobody can force you to sell it off. There is also no stamp duty involved as there is no change of ownership.

If you wish to upgrade to a bigger flat, firstly, your partner will have to meet the MOP of the current flat. After meeting the MOP, your partner will be able to purchase a bigger flat. After the purchase of the flat, both you and your partner will have to sell off all your properties (HDB and Condo) latest within 6 months of the HDB flat purchase. Therafter, both of you will have to meet another 5-year MOP, or 10 years if you purchase a flat under the PLH Scheme.
