I am contemplating between a 5rm HDB at Marine Parade or a ~$700/800k private apartment in the Districts 14/15 area. It is likely that I will not be able to secure the $20k HDB grant if I go the HDB route but the Marine Parade HDB still appeals because of its location and view. However the absence of the grant is frustrating and I am unsure whether an expensive MP HDB is a smart option. Which choice would you recommend?

I can understand that your concern is the HDB grant and I'm assuming you are currently earning more than $8k per month.
Yes, you are right that Marine Parade unit is a good buy, especially one with good view and size plus location.
Using the same amount of money, you might have to settle with smaller units, located somewhere further away from your preferred location.
Hence you need to get your concerns right, plus your finanical concerns settled, before you can come up with a wiser decision.
