I am a 37 years old Singapore PR, not own any property at Singapore. My current salary is around $4.9k, and CPF ordinary account have around $200k.

Would like to understand what is the minimum cash need to prepare for purchase any Studio apartment (e.g.$650k) for own stay?

Appreciate if anyone can help to list out the initial payment costs, e.g. initial downpayment, all kinds of tax, commission, gst, etc

Hi,

Sure typical breakdown for SPR 1st residential purchase as follows:

(1) Cash 5% 32.5k
(2) CPF OA 20% 130k
(3) Stamp duties and legal fees approx 8% (ABSD+BSD) 49.6k (can use CPF OA if sufficient)
(4) Max home loan 75% 487.5k

(1) to (3) are typically payable within 2 to 3 weeks of booking, depending if you are getting new launch condo or resale.

Based on the salary of 4.9k per month, assuming you have no other major loan installments and good credit score, the max home loan is approximately 629k for a period of 28 years.

Depending on the cash available, you should be able to purchase up to 835k price, as long as you are comfortable with the monthly repayment and finances.

I have worked with similar clients and be able to share some value buys within your preferred range.
