Hi, you are eligible to purchase properties in singapore. For HDB BTO, you can purchase 2-room Flexi flat in non-mature estates, For resale you can purchase All flat types (excluding 3Gen flats and Prime Location Public Housing resale flats). However, your girlfriend must have a valid 6months LTVP or Workpass before you can apply.

For private properties, you can purchase as well, however it will be recommended for you to purchase under your sole name for now, as foreigners incur a 60% ABSD on properties purchase, you can definitely add her name to the property after she gets PR, which will lower the ABSD to 5%. All in all, it comes down to your budget and your future plans, and I can provide you with assistance if you need.

Good morning,

Assuming finances permit:

you can purchase HDB (resale or 2RM flexi BTO) under non citizen spouse scheme after your marriage but do take note even if she is working by then, only your income will be taken into consideration unless she turns SPR.

You can purchase a private property with her after your marriage too as a SC and foreigner. No ABSD payable as IRAS treats the purchase as your matrimonial home even tho she is still a foreigner. Her income will be taken into consideration as well if she is working.
