Hi,

It depends on what kind of loan for the next flat and if you have sufficient monies to afford the downpayment for the next flat. Ideally you can do a contra so the transition can be seamless and hassle free, but you can only do so with hdb loan.

May I know which address is your current place? It will help to gauge the estimated selling price and proceeds and how long it will take to secure a buyer. As current market is a bit quiet, you might want to explore concurrently marketing and doing viewings for purchase at the same time.

Good morning buyer,

You can purchase first if you are financially capable of doing so (you have sufficient funds on hand currently) which also means that you dont need any sales proceeds or CPF OA funds utilised in current flat for your purchase.

Outlay for purchase will be as such assuming you are taking HDB loan:

1) $5k option deposit
2) $200 valuation fee
3) $80 resale application fee
4) cash over valuation if applicable
5) 1% of purchase price plus 7% GST as agent's service fee
6) shortfall in CPF downpayment if applicable

By the way, care to share why do you intend to purchase first then sell? Because due to the supply of available resale flats in the open market currently, it will be advisable to sell and buy concurrently.

Hi,

If you have the financial means, you can choose to purchase your next flat first, then sell off your current HDB flat within 6 months thereafter completion. This way, you will have more than ample time for you to do your renovations for your new house.

If you planning to take bank loan, you will need to fork out a minimum 20% downpayment (minimum 5% cash and 15% CPF), and the balance 80% will be the loan. Do take note that you will also have to work out your loan eligibility based on your age and income too. Also note of the applicable stamp duties, conveyancing fees and other fees as well.

Morning,

Depending on how much funds you need from the current sales, you can actually start to ink the OTP for the purchase now. But for most cases, the buyer will need funds from the sales of their current unit. Therefore, it's good to have your unit marketed and only start to hunt for unit once you got a buyer. We can then work on the timing for both first and second appointment, depending on the type of mortgage loan you are getting.
