This is a difficult question however I would think price will continue to move upwards slowly but surely because the market is supported by genuine demand and price of raw materials will continue to rise due to strong inflationary pressures.

Hi,

1) I believed the market will correct itself moving upwards slowly.
2) This year new launch sales might be slower but still will sell in those popular areas. The majority of buyers will still be SC, both upgraders and young couples.
3) A lot of buyers are expected who previously spent most of their budget on holidays had been force saved by the travel restrictions, thus more cash on hand.
4) Once the travel restrictions are eventually lifted. With our foreign talents attractions and more regional offices set up here, more foreigners are expected to enter the market.
5) These foreigners will not be restricted to only the luxury market but also the mass market as well. These foreigners who home town property prices are already reaching the sky will find the properties here are more attractive in terms of price and sizes.
6) Even with the high ABSD implemented, the property price will still be within their reach, and make more sense to place their money here to buy than rent when they decided to spend their 10~20 yrs here.
7) Rental market already saw a soar in the price of more than 15% compared to before the pandemic. This is expected to rise when more foreigners enter the market in the next 2 years.
8) This will also attract more local and foreign investors to enter the market to take advantage of the high rental yield.
9) Finally, we only have so much land for residential. The supply is always limited, rising prices even for older residential property will continue.
10) But of course, those that are in a better location will always reap the sweet fruits first before the effect is rubbed over to those rural areas.
11) Choosing the right location is still the key to investment and own stay. If you are monitoring the market closely you will find that those in a good location are flying off the shelf since the supply is depleting.
12) I always stressed that you should not wait if you have a sufficient budget to enter the market, especially if this is for your own stay.
