It is not easy to establish a value for walk up apartments if there is no recent transactions to reference on as well as if there is only a handful of similar units in the market for sale. An indicative value can only be established if there is recent data to reference upon (http://bit.ly/UrHomeMatters). The alternative option is to seek an indicative value from the various banks to establish however, it may not be reflective towards what the market is ready for. This is personal experience from marketing a walk up apartment along Rangoon Road about 1.5 years back.
