My personal opinion,

77 sqm will more suited for building 2 bedrooms.
I would expect some sacrifices of space if you insist on fitting 3 bedrooms.

It is tough for me to visualise with you how big or comfortable is a 77sqm unit with 3 bdrm and 2 bathrm. My suggestion is to make an appointment to visit the unit and feel for yourself.
