The valuation of your 3 rm flat should be ~$400k. Take note the latest transaction in your area is a 3rm at blk 62 #01 - #05, at $358k, but the size is smaller at 73sqm.

Your unit is larger in size and higher at #10 floor, so definitely will fetch more.

For COV, i would recommend you asking at $50k initially. Depending on the response, we can adjust the pricing.

The purpose of engaging an agent is to assist owner to sell at the best possible price. If not, what is the point of engaging an agent?

Having said that, i do not mean asking for sky high price.

Regarding the valuation, i do know there is one 3rm at blk 62, mid floor, 73sqm, valuation at $370k. Another 3rm at blk 63, high floor, 74sqm, value at $365k. If your 3rm is indeed at 82sqm, by simple estimation, the valuation should come close to $400k. But of course, the actual valuation will need to come from HDB.

Regarding COV, based on my transactions done by my company, the actual COV range from $20k to $50k. This is why i propose we start asking the COV at $50k. Depending on the offers by potential buyers, we can adjust the pricing.
