Good evening z,

both of you are eligible to buy resale HDB as long as she disposes it off within 6 months from resale purchase completion date.

Both of you wont be eligible for HDB loan and CPF and enhanced housing grants cause she didn't dispose off her overseas property 30 months before buying a resale HDB.

Hi Sir,

You have the option of 2 Schemes for purchasing of HDB resale flat.

1) Finance/Fiancee Scheme
Both of you can proceed to purchase the resale flat anytime now, even before she transfers her shares of the overseas property to her sister. She only need to transfer latest within 6 months of the HDB flat purchase.

Do take note that you will not be eligible for HDB loan, or qualify for CPF Housing Grant. You will only be eligible for Proximity Housing Grant.

2) Single Scheme
As you're now still Single, and above aged 35, you can purchase a HDB resale flat under Single Scheme.

Under this Scheme, your girlfriend need not transfer out her private property to her sister. She can keep hold of the property. You will be eligible for CPF Housing Grant (half-grant/Singles Grant), EHG and Proximity Housing Grant, provided you meet all the eligibility conditions.

Both of you can still get married after you had completed the flat purchase.

Hi,

1) You can apply with her to buy a resale HDB flat without any violation of the rules.
2) However, she will have to dispose of her overseas residential property within 6 months upon key collection of the purchase.
3) But by doing that, you will not be able to apply for an HDB loan as this needs you and your gf not to own any private residential property within 30 months.
4) I see you are now 36 yrs old, you may apply under the single scheme on this purchase.
5) You married after the completion of the purchase, in this case, she won't need to dispose of her residential property.
6) The advantage of doing so is you can apply for an HDB loan, the downside is you will have to service the mortgage alone, and she cannot be co-owner of the flat.
7) The grant received was also cut by half; single grant = $25k, proximity grant = $10k compare to SC+ SPR family grant of $40k, and proximity of $20k.
8) In this case, it is not advisable to apply for a grant as the resale levy for a 4-rm flat is $40k.
9) Meaning in the future when you apply for BTO or purchase a new EC, you pay back more than you received.
10) Thus in the future when you upgrade it will only be resale again or move towards private to avoid paying the resale levy.
