There is no standardised contracts for tenancy, however, usual amount for minor repair clause can range from $150 to $500, as long as both tenant and landlord can agree to it. The usual arrangement of aircon replacement is usually borne by the Landlord if the Tenant has carried out quarterly maintenance of the aircon, but again, this is still a clause to be agreeable between the Landlord and Tenant.
17 years old aircon can pose a tricky situation definitely.
