This is indeed an unfortunate incident to be going through for rental, have you spoken to the agent who brokered this deal? In most cases, the clause that covers such issues is the minor repair clause, instead of the minor replacement clause which I have not heard of.
Many landlords interpret the minor repair clause as such that for all faulty appliances cases, the stated amount in this clause should be covered by the tenant as a default, which I understand your frustrations since if an equipment or appliance is beyond repair, minor repair clause should not be applied and replacement of equipment should be borne by the landlord.
Over the past close to 14 years in business, I have handled similar cases, where there was a mixture of application of the minor repair clause. I believe you can work things out with the landlord on this through the agent, otherwise it seems that Small Claims will be the likely avenue to work things out.
