Hi May,

You should buy under your SPR name only so to only incur ABSD of 5% . Otherwise the higher stamp duty of 60% will apply since your spouse is foreigner. Do note you can only purchase resale EC that has reached MOP of 5 years.

Hi, BSD will apply as per normal. If you plan to buy together as a couple, the ABSD for foreigner of 60% will apply, if the PR buys alone, 5% ABSD will apply , however the loan amount for buying alone will be lower .

When purchasing a resale Executive Condominium (EC) >> NEED TO BE AFTER 5 YEARS "MOP" in Singapore as a PR (Permanent Resident) + LTVP (Long-Term Visit Pass) couple, the following stamp duties apply:

### 1. Buyer's Stamp Duty (BSD)
Buyer's Stamp Duty (BSD) is payable on all property purchases, including resale ECs. The rates are as follows:

- **First S$180,000**: 1%
- **Next S$180,000**: 2%
- **Next S$640,000**: 3%
- **Amount exceeding S$1,000,000**: 4%

For example, if you are purchasing a resale EC valued at S$1,500,000, the BSD would be calculated as:
- 1% of S$180,000 = S$1,800
- 2% of S$180,000 = S$3,600
- 3% of S$640,000 = S$19,200
- 4% of S$500,000 = S$20,000
- **Total BSD** = S$1,800 + S$3,600 + S$19,200 + S$20,000 = S$44,600

### 2. Additional Buyer's Stamp Duty (ABSD)
The Additional Buyer's Stamp Duty (ABSD) rates depend on the residency status of the buyers. For a PR + LTVP couple:

- **PR (Singapore Permanent Resident)**: 5%
- **LTVP (Long-Term Visit Pass)**: If the LTVP holder is not married to a Singapore Citizen or PR, ABSD rates apply based on the highest applicable rate among the buyers.

For a PR + LTVP couple, the ABSD rate applicable will be 5% >> BUY UNDER YOUR NAME ONLY >> LOAN WILL BE LOWER >> ( REASON: FOREIGNER , YOUR WIFE >ABSD > IS 60% !!! ( CRAZY HIGH !! , WE KNOW), since the PR rate is considered.

### Example Calculation for a Resale EC at S$1,500,000:
- **BSD**: S$44,600 (as calculated above)
- **ABSD**: 5% of S$1,500,000 = S$75,000

### Total Stamp Duties Payable:
- **Total BSD + ABSD**: S$44,600 (BSD) + S$75,000 (ABSD) = S$119,600

### Summary
When purchasing a resale EC as a PR + LTVP couple, the applicable stamp duties are:
- **BSD**: Calculated based on the value of the property as outlined.
- **ABSD**: 5% of the property value, given the PR status.

In your case, you should purchase under the SPR so that the ABSD is 5% instead of the higher rate of 60% if you were to buy together as a couple. For resale EC, it is possible to purchase under a single SPR as there is no family nucleus requirement. For a resale EC under 10 years, foreigners are not eligible to purchase as well.

You will only be eligible to purchase a 10 years old or older EC if you are intending to purchase the property under both names and ABSD will be based on the higher tier, depending on the nationality of your partner. It could be 5% or 60%. If you are purchasing as a sole owner, you are able to purchase resale EC that is 5 years or older, however, you will be the sole owner thus only your income is eligible for assessment when it comes to home loan. 1. If you buy under your name only, you can go for 5 years resale EC and the ABSD will be 5%, BSD amount will be 3%-$5,400 for property under 1m or 4%-$15,400 for property above 1m.
2. If you buy under both you and your partner's name the ABSD rate will be 60% as she is foreigner. BSD will be the same. And you can only look at EC who has already fully privatized (10 years old and above)

Hi May,

1) You may choose to buy any EC that has passed the 5-year MOP using your name only.
2) If you are buying with your spouse then you can only choose those that are past the 10-year mark to include both your names to the ownership.
3) When you are buying using your name only, you are subject to a 5% ABSD on top of the BSD.
4) If you are buying using both names, you shall be subject to the 60% ABSD on top of the BSD.
