### 1. Buyer's Stamp Duty (BSD)
Buyer's Stamp Duty (BSD) is payable on all property purchases, including resale ECs. The rates are as follows:
- **First S$180,000**: 1%
- **Next S$180,000**: 2%
- **Next S$640,000**: 3%
- **Amount exceeding S$1,000,000**: 4%
For example, if you are purchasing a resale EC valued at S$1,500,000, the BSD would be calculated as:
- 1% of S$180,000 = S$1,800
- 2% of S$180,000 = S$3,600
- 3% of S$640,000 = S$19,200
- 4% of S$500,000 = S$20,000
- **Total BSD** = S$1,800 + S$3,600 + S$19,200 + S$20,000 = S$44,600
### 2. Additional Buyer's Stamp Duty (ABSD)
The Additional Buyer's Stamp Duty (ABSD) rates depend on the residency status of the buyers. For a PR + LTVP couple:
- **PR (Singapore Permanent Resident)**: 5%
- **LTVP (Long-Term Visit Pass)**: If the LTVP holder is not married to a Singapore Citizen or PR, ABSD rates apply based on the highest applicable rate among the buyers.
For a PR + LTVP couple, the ABSD rate applicable will be 5% >> BUY UNDER YOUR NAME ONLY >> LOAN WILL BE LOWER >> ( REASON: FOREIGNER , YOUR WIFE >ABSD > IS 60% !!! ( CRAZY HIGH !! , WE KNOW), since the PR rate is considered.
### Example Calculation for a Resale EC at S$1,500,000:
- **BSD**: S$44,600 (as calculated above)
- **ABSD**: 5% of S$1,500,000 = S$75,000
### Total Stamp Duties Payable:
- **Total BSD + ABSD**: S$44,600 (BSD) + S$75,000 (ABSD) = S$119,600
### Summary
When purchasing a resale EC as a PR + LTVP couple, the applicable stamp duties are:
- **BSD**: Calculated based on the value of the property as outlined.
- **ABSD**: 5% of the property value, given the PR status.
