Hi to all gurus,

I am working overseas, and I have about $400k ( CPF and Cash).

1) would it be better to buy resale hdb or condo to rent out?
2) What is the ROI for HDB and Condo in the West like Bt Panjang, Clementi?
3) Will I be able to get a loan for 5 years?
4) As I am 50yo, what is max number of years I could loan from the bank?

Hi,

The ROI for HDB is higher due to a lower entry price, but it may not be best for capital preservation since older resale HDB values are generally trending downwards due to various policies to keep HDB prices affordable, and also with the decaying lease issue still weighing on buyers minds. Do also note that for the first 5 year MOP period, the owner is required to stay there and you can't sublet the HDB whole unit out due to the regulations, hence the rental yield will be lower for the first 5 years.

Private property may be a better platform if you plan to preserve the wealth to secure the retirement, as prices are more resilient and generally going uptrend even though at a slower pace. Bank typically use 65 years old as a reference, hence 15 years could be a good gauge. Although for overseas income, they may not grant as much loan.

    4) If condo, I have checked it will cost about $800 k for a 2 bed room and I was thinking I don't want to take too much loan.

Dear Sir/Mdm,

You will be able to secure a loan tenure of about 15 years until you turn 65 years old. Securing a loan with your overseas income is possible as some of my clients have done it before.

Between a resale HDB and a condo, I personally think the condo is a better option as there are less restrictions when it comes to renting out for income as it is not subjected to the 5 years Minimum Occupation Period of a HDB flat. More importantly, there is a higher chance for you to achieve capital appreciation 5 to 10 years down the road as compared to a HDB flat. There is also less restrictions when it comes to selling in the future.

Hi;

As you are based in overseas, the chances of you being able to buy a HDB is very low as HDB are meant for owner occupations and for those in need of a roof over their head.. Generally, HDB will not grant approval for such cases, and its subjected to approval, case by case basis. Even if they allow you to buy a resale unit, the first 5 years you are unable to rent out the whole unit as its still under Minimum Occupation Period. Private condo are more viable for your situation as there are not restrictions on when you want to rent out as well as the ownership. In terms of rental demands, Clementi would be a better choice over Bkt Panjang.. I do have a few in Clementi area that have high rental yield as well as strong demand.

For loan wise, you can loan up to max of 15 yrs loan tenure subjected to bank's approval.

To answer your question, HDB trends in recent years has shown it is a depreciating assets due partly to government cooling measures to keep public housing in Singapore more affordable. There is a much higher possibility of you enjoying a capital appreciation in the future with a condo investment rather than HDB. In terms of the ease in finding a tenant, both HDB and condo have their specific target market and you won't have much diffculty in finding tenants for both. However do note you are not allowed to rent out your HDB for 5 years before it reaches it's MOP. No such regulations exist for Condo. ROI for HDB may be higher as the purchase prive is much cheaper but this benefits only extend to long time HDB owner who might have move on to private property or even migrate but holding on to their HDB. For new HDB owners, after taking into account the restrictions, it might not be a viable option from an investment point of view. Banks generally will approve loan that doesnnot extend up to 65 years of age. As you are already 50, you might be able to get a loan for up to 15 years. Hiwever you may get a longer tenure depending on the deposit amount you placed at your condo. I do provide free and non obligations in regards to property transaction in Singapore. Hi,

You could loan up to age 65, hence maximum of 15 years.

However, do take note that should you past age 55, you will have to set aside the Retirement Sum first, before you can use the balance CPF funds to pay for your property.

As for your question on whether to purchase a HDB resale or a condo, it really depends on what is your objectives and plans going forward. If you're not planning to relocate back to Singapore, it does not make sense to purchase a resale HDB flat. This is because you will not be able to rent out the whole flat until you have met the 5-year MOP.

In terms of location, prices in Clementi is substantially higher than in Bukit Panjang.

If you're purchasing for your own stay, then I would recommend that you take a look at the condos in both areas, and see which location and condo suits your needs better.

However, if you're looking to purchase for investment purpose, why restrict yourself to only this 2 locations? Depending on your budget, I can propose to you suitable properties for you to consider.
