Hi There, I’m married and owning a private property, and my wife intend to buy a HDB while I still keep the condo under my name. Can she buy that? If she can buy alone, would she considered as owner of 2 properties and incur high ABSD, or if we jointly buy while she would be the main owner, how does the ABSD works?

Hi, as long as you are married, both of you fall under the same family nucleus when applying to purchase a HDB. This means that both of your names are needed to be under the HDB before you can purchase. In order for you to purchase a HDB, you will have to dispose of the private property and observe a wait out period of 15months.

Hi

Your wife can't purchase hdb on her own name, your name needs to be included, which means the private property has to be sold. I think this is not what you have in mind.

She only can buy private property on her sole name. If she has zero property count at the moment, no ABSD applicable if she is Singaporean. If joint name purchase, the ABSD will be based on the higher ABSD profile of the two, which means 20% since you already own one property.

As both of you are married couple and fall under family nucleus, so your wife is unable to buy a HDB if you own a HDB. However, if u have plan to dispose yr condo and she buy under her name, that will be fine. But please note you would need to wait for 5 years before buying private.

Otherwise, a simpler solution would be for her to buy a private under her name and no ABSD if she doesn’t hold any other private condo.

She cannot purchase a HDB if you still retain your condo. You will need to sell your condo, wait out for 15 months before purchasing a resale HDB, assuming that both of you are younger than 55 years old. Otherwise, you will still need to sell your existing condo and can purchase a resale HDB that is 4room or smaller. No ABSD will be incurred.

Hi,

1) Those who own both HDB flat and condo bought their HDB first, completed their MOP before buying the private condo.
2) There is only one sequence of owning the HDB flat and condo and not the other way around.
3) Your wife cannot buy an HDB alone without your name since you are still in married status.
4) The HDB required a married couple to buy an HDB flat together.

Hi Sir,

HDB regards a married couple as a single entity and therefore she will not be able to purchase a HDB flat without your name either as an owner or an essential occupier. Under the current rules and regulations, for both of you to purchase a HDB flat, you will need to sell off your private property and wait out a 15 months period before you are able to buy. An exception will be if both you and wife are above the age of 55 years old.

To buy an HDB flat, both you and your spouse need to be listed on the application, even if one of you doesn't plan to use their money. This is because HDB considers married couples as one unit.
