I have several questions about relocation & 1st time application of HDB Flat.
I’m a Singaporean married overseas, my spouse is a Singapore PR applying for Citizenship. My spouse is the owner of our Hong Kong property.
I’m 48 years old & I had never applied HDB. Our preferred location in Singapore is the East area.
My enquiries are
1. Are we eligible to purchase HDB BTO ?
2. Can we apply for HDB Housing Loan ? If yes for how many years maximum?
3. Do we have to be present for the HDB application ?

Dear sir/mdm,

As your spouse currently owns a property in Hong Kong, this will effectively restrict you from applying for a BTO flat in Singapore and your only option will be in the resale market. Note that the property in Hong Kong should also be disposed off within 6 months from taking possession of the resale HDB in Singapore. For HDB loan eligibility, it will greatly depends on your household income and you can actually apply for your HLE online to find out more on the loan tenure and eligibility. You will be required to attend the HDB appointments unless you appoint a Power Of Attorney to do so for you. Nevertheless, your signatures will still be required for some of the documents in the resale transaction.

Hi,

As your spouse has an overseas property, you will not be eligible for new BTO application but will be eligible for resale HDB. However she will still need to sell off her overseas property within 6 months after resale completion to the HDB. Is that something you guys are open to? Otherwise, you will have to look at private property instead.

I would like to compliment Mr Ivan Ng for his professional work and effort.I sent my first post in Jan 2019 and Ivan replied promptly, so I have decided to contact Ivan for follow up. My EC was not ready for sale due to MOP (another 3 months from Jan) at that time and Ivan was able to give me advices on how to proceed from there. Hi,

1) As a married SC/SPR, you could be eligible under the Public scheme for any type of BTO if you could fulfill the following conditions:
(a) All applicants must be own any other properties overseas or locally and have not disposed of any within the last 30 months.
(b) Average household income not exceeding $14k/month

2) Yes, as an SC/SPR family you are eligible for an HDB loan if your average household income does not exceed $14k/mth.
3) You do not need to be physically present for the BTO application if you have a singpass
4) However you must be physically present during selection, signing of an agreement for lease (~6 months from selection), and key collection (4~6 yrs later).

5) If you considering a resale HDB flat. You may also apply for the CPF housing grant of $40k & proximity grant of $10k (within 4km from parents') if you satisfy 2(a) & 2(b).
6) All applicants may dispose of their overseas or local property within 6 months upon key collection of the resale HDB flat.
