Hi, On top of the stamp duty to buy condo in Singapore, do we need to pay property tax annually? If yes, how much the tax will be charge for single SPR and how long can rent out from the date of purchase?

Dear Buyer,
For owner occupied properties, the tax payable annually is quite minimal. However, should you rent the place out, then, it is computed based on annual values and a higher rate is applied. But, this amount is insignificant based on the rentals you will be receiving. Therefore, it is good to look at the longer term and buy a property that will offer good rental returns and capital appreciation if you are looking to invest.

Hi,

Yes. Property tax is payable annually. If your property is rented out, property tax will be on Non Owner Occupied rate, and the amount is 10% of the Annual Value, which is determined by IRAS.

SPR purchase is also subject to 5% ABSD for 1st residential purchase.

Yes, Property Tax is payable on an annual basis. It is based on the property's Annual Value, which is determined by IRAS every year.

Property Tax is taxed irregardless of Citizenship status. It's the same rate for Foreigners, SPRs and Citizens. If the property is not for owner-occupation, Property Tax will be at 10% of Annual Value.

Yes property tax is payable every year. IRAS will determine the annual value (AV) for your property every year and if you were to rent out the property, the tax is at 10% of the AV every year. You may rent out the property as long as possible.

Hi,

1) Every property owner has to pay annual property tax.
2) The tax rate is the same for SC (Singapore Citizen), SPR (Singapore Permanent Resident), and FR (foreigners)

3) Owner-occupied tax rate starts from 0~4%, whereas non-owner-occupied (rented out) starts from 10%:

4) Usually the recommended maximum duration for a single tenancy contract is 3 years. This is mainly because the HDB has a rule on maximum lease term for Malaysians of up to 3 yrs and Non-Malaysian up to a maximum of 1.5yrs.
Therefore most agents who are unsure of the duration would recommend a max rental period of 2 yrs for private property.
This was the main reason for the most common duration practice here is 1 or 2 years.
The maximum rental duration is more than 7 years the tenancy agreement can be registered under the common law deeds system and TA becomes a deed.

5) A deed is a written document that requires someone who has made a legal promise to uphold that promise. A deed can be enforced by the court.
6) A tenancy agreement can be broken easier than a deed, although TA can be challenged in court. It is still better than a deed that cannot be challenged.
