Hi,

As long as the owner has met MOP of 5 years, she can purchase private property. There is no levy, but the timelines need to be managed carefully so that ABSD is not incurred (since she intends to sell HDB). Hi, nope...as long as she is a citizen and by selling her HDB unit and then purchase a private condo, she does not need to pay any additional stamp duty. So probably she may like to consult a banker first on the loan eligibility. Pls feel free to let me know if you need any banker's contact or any other assistance.

Dear sir/madam,

If the purchase is done after the sale of HDB, there is no additional stamp duty incurred should your mum is a Singapore Citizen. Only applicable stamp duty is 3% which is applicable for all property purchases. If she is a SPR, take note that there is additional buyer's stamp duty applicable is 5% on top of the 3% normal stamp duty. I will highly encourage your mum to seek the opinion of a banker to assess the financial profile before purchasing to eliminate any possibility of overcommitting in terms of the purchase.

Once the OTP for the sales of HDB unit have being inked, ABSD will not be payable. This is provided that your mother is SC. If she is SPR, 5% ABSD will be payable. Do also note that MOP need to be fulfilled before sales of the HDB unit can take place.
