The current valuation of your unit should be around $415k. Thus you can definitely sell higher than your current asking price. Assuming that your selling price is at $450k, subtracting $185k and total CPF used and interest, that should give you the gross profit.

A quick formula for you to determine your cash proceeds is:

Estimated Selling Price ($450k)
- Deposit by buyer $5k
- Outstanding housing loan $185k
- Total CPF utilised with accrued interest
- Resale levy if applicable
- Any upgrading and miscellaneous fees
= Cash proceeds
