Hi. Me and my wife have bought a HDB and own 50% ownership each. We both are SPR. The house has completed 5 year MOP since we bought. We still have 300k of loan to be paid to bank. Now if we want to buy a resale condo and still hold on to the HDB then what is the way? Can we buy it by changing HDB ownership 100% to one person and buying condo 100% under another person? Will that reduce ABSD % and how much % absd need to pay for condo? Also do we need to pay off 300k loan to convert ownership to one person or the other person can continue paying loan for HDB? Are there stap duty or other charges and how much will that be?

Good morning,

I am afraid to inform you that SPR households cannot hold onto both HDB and private property, they have to sell off the HDB within 6 months of getting the private property. If the finances are sufficient, perhaps you may want to consider getting private properties in individual names? This will reduce the stamp duty payable as well.

I was just covering this topic with my team of agents earlier this morning, where I have specifically shared with them that SPR households are inelgible to hold on to their HDB property if they decide to purchase a private property. They are allowed to own more than 1 private residential property though.

Hi,

1) Under the current HDB policy, the SPR family cannot own an HDB flat and private residential property at the same time.
2) SPR family can own multiple private residential properties.
3) Your intention of changing the structure of HDB ownership is not allowed. This is also commonly known as decoupling.
4) Therefore you can only choose to upgrade from an existing HDB flat to private residential property. Meaning you will still have to sell your HDB flat within 6 months upon key collection of the private residential property.
5) If you wish to invest in a private residential property while still holding on to the HDB flat. One of you will have to become a citizen of Singapore.
6) By doing this way, you will still be subject to an ABSD of 17% on the 2nd property purchase.

Hi Sir,

I regret to inform you that as a SPR/SPR family nucleus, you are not allowed to hold onto your HDB flat should you proceed to purchase a private property. You will be required to dispose off the HDB flat latest within 6 months of your condo purchase.

Having said that, I strongly advise should sell your HDB flat first before you commit to your condo purchase. This is to avoid incurring ABSD on your condo purchase, and not be able to claim ABSD refund.
