Hi, may I know which portal am I able to see every single resale transaction for a certain condominium? I understand from some agents that not every transaction is lodged with URA. This is frustrating because it is difficult to compare the market prices with incomplete data and many agents love to use some "ghost transactions" to push the selling price up. Thank you.

Usually we use paid-subscription account to check all the transactions, we can also check the price the owner bought for too.Do contact me if you need me to check the transactions for you. Thanks

Hi,

1) All "completed" transaction must be lodge with URA. This is a regulation and not a choice.
2) The transaction will only updated upon completion for resale property, i.e. 100% payment to seller. Usual case is 3 months upon signing OTP.
3) New launches (yet to receive TOP) will be updated on those units that has completed the sales process, i.e. payment of 15% of the purchase price. Those under reserved units, although considered "SOLD", will not be captured in URA. You will have to check with agent who involved in that project.
4) One reason that some of the transactions are not found might be because of the difficulties manoeuvre in URA website, because this is just a small part of the info contain in URA website. Thus might not be able to retrieve all info.
5) As an agent, we use paid-subscription account to ease the burden of searching high and low for the info. To be honest, these paid websites are retrieving the info from URA direct by paying a fee, thus does not rely on URA website updates.

To answer your query on which portal, answer is URA website, or you may check with any property agent who subscribed to these paid websites.

As for resale transaction, it is impossible for a transaction not to be lodged with URA although as propertyguru has explained, there might be a lag in URA updating their records online.
